Age matters most
Under about 15 years with localized damage, a repair is usually the right call. Past 20 years with widespread wear, repairs start costing more than they save.
Count the problems
One leak at a pipe boot is a repair. Leaks at several flashings, curling across a slope and soft decking point toward replacement.
Ask for both prices
A good roofer will show you the repair and the replacement side by side, with photos, and let you choose.
